Selling your home is a big decision and you deserve the best marketing, up to date advertising and continued communication throughout your listing agreement.
First, you should know there is a difference between using a licensed Realtor® and real estate agent. 5 Star Realty is a licensed Realtor® which means we are a member of the National Association of Realtors® and we are bound by the Code of Ethics and Standards of Practice. We have a duty to treat all parties honestly, fairly and an obligation to serve you, our clients.
We stay current on all continuing education, provide you with up to date current affairs about the market and we have access to the Multiple Listing Service (MLS), which provides us the tools to determine your property’s current market value, what has sold in your area, for what amount and what is currently listed.

We treat you honestly, fairly, maintain confidentiality and always act in your best interest.
We keep the communication doors open and chat about what’s happening in the market in your area. We know the importance of needing to chat at a moment’s notice; therefore, we try to make ourselves available to you at any time of the day, evening, weekend, even the Holidays.
Second, we provide you with a Comparable Market Analysis (also known as a CMA). This will determine what price your property should be marketed at. We arrive at this amount by selecting several active, pending, and sold properties within the last 12 months. This will provide us with a median price range for your property and an ideal time frame for which it will sell. After we gather all the information, we will set up a meeting. This allows us to get to know each other, understand your selling goals and explain our selling procedure. Then we will discuss the best listing price of your property and begin the process of selling your home.
During our meeting we will also discuss marketing strategies, how your property should be staged, and provide an abundance of quality photos and aerial views for all media outlets. These options will help your property sell for the most amount of money in the shortest amount of time. In other words, the more places your property is featured the more your property gets viewed and the faster it sells. We can market locally, nationally and internationally. Plus, we boost your property on social media including but not limited to Facebook, Instagram, LinkedIn, Twitter, and Google. We will market your property on the most viewed real estate websites such as Realtor.com, Zillow, Trulia, HomeSnap, etc.
Once listed we assist in the property’s showings and provide constructive feedback when provided to us. Providing constructive feedback will allow us to make changes where needed. Feedback is good as it may also be beneficial for the next showing that comes along. We want to be able to make changes quickly to out your home in a better position to sell, always.
The third part of the process is negotiating offers. Once we receive an offer we use our negotiation skills to achieve your price and terms. We evaluate prospective buyer qualifications and have them provide a Pre-Qualification letter as this helps speed along the process and weeds out the ones who are just looking. Once your property enters an Under Contract status we provide you with a step by step itinerary of all the buyers contingency timeline to keep you abreast as to what happens next.
We will assist in the Property Inspections and provide counter feedback to the buyer for any remedies they feel need attention. When managing the Appraisal process we will make the necessary adjustments should they come in lower than the purchase price agreed upon. We will review the Title Commitment for any concerns and/or red flags and go over the Settlement Statement to discuss your Debits, Credits and Proceeds you’ll receive at closing, prior to Closing.
Lastly, now that we are through most of the process, the home is ready to close. We will schedule and be present at the Closing because we want to ensure all goes as planned; we want no hiccups. After closing we will collect all property keys to turn them over to the buyer, coordinate your move out with the buyers move in and remind you to remove your name from all utilities and forward your mail.
